What Portland Rain Does to a Roof
Downtown Portland averages 44.1 inches of rain a year. Almost all of it lands between October and May; July averages four tenths of an inch. Roofs here rarely fail in one dramatic storm. They fail slowly, from seven months of being wet every single year.
Moss follows the water. Oregon State University Extension puts it bluntly: in the moist Pacific Northwest, moss on roofs is inevitable. What matters is what the moss does. It holds soil and water against the shingles, and on asphalt and metal it can pry them up until water gets underneath. The moss is not the damage. It is what lets the damage start.
So do not blast it off. OSU warns directly that pressure washing damages shingles. And a cleaning on its own buys you a season at best: if the roof sits in shade and stays damp, the moss comes straight back. Cutting back what hangs over the roof is the only thing that changes the outcome.
Do You Need a Permit to Reroof in Portland?
For most Portland houses, no. The city lists it under work that does not need a building permit: “Reroofing with a roofing material of similar weight does not need a building permit. This includes the replacement of some or all existing roof sheathing.”
There are three exceptions, and the city is explicit about them: “You will need a permit to reroof dwellings in Wildfire Zones, to reroof a townhouse, or to install building-integrated photovoltaic (solar) roof panels and other photovoltaic roof coverings.” Commercial reroofing runs on a separate program with its own contractor registration and inspection.
We tell you which case your house is in before the work starts, and we pull the permit when one is needed. Portland’s Development Services Center is at 503-823-7300 if you would rather confirm it yourself.
Portland Neighborhoods We Work In
Portland recognizes 94 neighborhood associations. We work across the east side and beyond: Montavilla, Lents, Woodstock, Sellwood-Moreland, Buckman, Kerns, Sunnyside, Laurelhurst, Hollywood, Irvington, Alameda, Cully, Eastmoreland, St. Johns and Arbor Lodge. Our shop sits in Gresham, just east of the city, which is why this side of the river is the side we know best.
Portland Roofing Questions We Get Asked
Do I need a permit to replace my roof in Portland?
Usually not. Portland does not require a building permit to reroof with a material of similar weight, and that includes replacing some or all of the roof sheathing. Permits are required for homes in Wildfire Zones, for townhouses, and for solar or photovoltaic roof coverings.
How do I know if my house is in a Wildfire Zone?
It changes the answer on permits, so it is worth checking rather than assuming. We look it up for your address as part of the estimate. If your home is in one, we handle the permit; you do not need to work out the paperwork yourself.
Why does moss keep coming back on my roof?
Because the cleaning treated the symptom. OSU Extension’s line is that the environment has to change, and across inner Portland that usually means the mature street trees shading the north side of the roof. Deal with those and the moss slows down on its own.
When is the best time of year to reroof in Portland?
The dry window is wide in July and August, under half an inch of rain against more than seven inches in December. That said, Portland hands out dry spells in every month of the year, and we reroof in all of them.
What does a new roof cost in Portland?
Four things move the number: how many squares, how steep the pitch is, how many layers are already up there, and the material you choose. We price it after we have walked it, in writing, fixed. Anything quoted over the phone is a guess wearing a suit.
Do you work on commercial buildings in Portland?
Yes. Flat and low-slope commercial roofing, repairs and full replacement. Commercial reroofing in Portland runs through a separate city program, and we handle that side of it.
Are you licensed and insured?
Oregon CCB#214272 and Washington FOXRORC743JT, bonded and insured, ShingleMaster certified. You can look the Oregon licence up yourself on the CCB’s public search before you sign anything, and we would rather you did.
