Lake Oswego Roofs Get the Wettest End of the Metro

Lake Oswego averages close to 50 inches of rain a year, several inches more than Portland and well above Beaverton. December runs around 7.8 inches across fourteen rainy days; July drops to about 0.6 inches across two. Your roof is soaked for most of the year and bone dry for a few weeks, and that swing is what ages it.

Add the tree canopy this city is known for and you get the other problem. Oregon State University Extension is blunt: in the moist Pacific Northwest, moss on roofs is inevitable. The moss is not what breaks the roof. It packs soil and water against the shingles, and on asphalt and metal it lifts them until water can get underneath. Never pressure wash it, which OSU says outright damages shingles, and do not expect a cleaning to hold. Shade and damp are the cause, so the branches are what have to change.

Do You Need a Permit to Reroof in Lake Oswego?

Often yes, and Lake Oswego is stricter than most of its neighbours here. The city lists “applying roofing when all of the old roofing is removed and new sheathing is installed” among the activities that require a building permit. In practice, that means a full tear-off down to new sheathing needs one, while a straight overlay that keeps the existing sheathing generally does not.

The Building Division is on 503-635-0290 and says to call if you are unsure. We confirm which category your roof falls into before quoting, and we pull the permit when it is needed.

The Tree Permit Nobody Expects

This is the one that surprises Lake Oswego homeowners. The city requires a permit to remove any tree six inches in diameter or greater, measured at breast height, on private property. That applies citywide, and it applies inside HOAs too: Mountain Park’s own guidance points residents to the same city process.

Why it matters for a roof: the single most effective thing you can do about moss is cut back what overhangs the roof. If that means taking a tree out rather than pruning it, you need the city’s permission first. Plan it in, because it is not something to discover on the morning of the job.

If Your House Is in a Historic District

Lake Oswego’s code carries an extra design rule for historic properties: “Alteration of roof pitches, roof shapes, and materials should maintain the architectural style of the building.” Citywide there is also a minimum roof pitch of 6:12 for the primary roof form of a single-family dwelling, with shed and flat roofs not permitted as a primary form. Those come into play on new construction and major alterations rather than on a like-for-like reroof, but they are worth knowing before you start planning a change of roof shape.

Lake Oswego Neighborhoods We Cover

The city recognizes 25 neighborhood associations and we work across them: Lake Grove, Mountain Park, First Addition Neighbors and Forest Hills, Palisades, Hallinan Heights, Glenmorrie, Waluga, Westlake, Old Town, Uplands, Evergreen, Bryant, Rosewood, Forest Highlands, Lake Forest, Oak Creek, Blue Heron, Birdshill, Skylands, Westridge, Lakewood, Holly Orchard, McVey-South Shore, North Shore-Country Club District and Mary’s Landing.

Lake Oswego Roofing Questions We Get Asked

Do I need a permit to reroof in Lake Oswego?

For a full tear-off where the old roofing comes off and new sheathing goes on, yes; the city lists that among the activities requiring a building permit. An overlay that keeps the existing sheathing generally does not. The Building Division is on 503-635-0290, and we confirm which one your job is before quoting.

Do I need permission to cut back the tree over my roof?

To remove a tree, yes, if it is six inches or more in diameter measured at breast height. That is a citywide rule on private property and it applies inside HOAs such as Mountain Park as well. Pruning and removal are treated differently, so it is worth checking before the work is booked rather than on the day.

Which county am I in?

Most likely Clackamas, but not certainly. Lake Oswego straddles three counties: most of the city is in Clackamas, the northern edge reaches into Multnomah and the western edge into Washington County.

Why does the moss keep coming back on my roof?

Because cleaning never touches the cause. OSU Extension’s advice is to change the environment, and in Lake Oswego the environment is the canopy. The catch is local: taking out a tree of six inches or more needs a city permit, so the real fix takes planning rather than a free Saturday.

When is the best time of year to reroof in Lake Oswego?

July and August by a distance, at roughly half an inch of rain against nearly eight in December. We work the wet months as well, because most roofs need a dry window rather than a dry season.

What does a new roof cost in Lake Oswego?

Squares, pitch, layers and material. There can be a second line here that surprises people: if the moss problem needs a tree taken out rather than pruned, that is a city permit with its own cost, separate from the roof entirely. We flag it in the estimate rather than after the fact.

Do you do commercial roofs in Lake Oswego?

Yes. Flat and low-slope commercial roofing, repair and full replacement, for businesses across Lake Oswego and Lake Grove.

Are you licensed and insured?

Oregon CCB#214272 and Washington FOXRORC743JT, bonded and insured, ShingleMaster certified. Worth knowing which county your address falls in as well, since Lake Oswego spans three and the paperwork follows the line, not the postcode.
