Beaverton Is Drier Than You Think, and That Matters

The city makes the point itself: “Beaverton averages only 36 inches of rain per year – which is less than Baltimore, Maryland, with 41 inches, and Miami, Florida, with 56 inches.” Longer-running station records for Beaverton put the annual total closer to 39 inches, with December around 6.5 inches and July around 0.6.

Either way, Beaverton sits several inches below Gresham, Happy Valley or West Linn. It does not mean your roof has an easy life. It means the rain here is spread thin and constant rather than heavy, and a roof on the west side ages from months of damp instead of from downpours. Slow leaks go unnoticed for longer, which is the real risk.

Moss still finds you. Oregon State University Extension is blunt about the region: in the moist Pacific Northwest, moss on roofs is inevitable. The moss does not eat the shingle. It traps soil and holds water against it, and on asphalt and metal it lifts the shingle until water can work underneath. Do not pressure wash it, which OSU says plainly damages shingles, and do not expect one cleaning to settle it. Shade and damp are the cause, so what hangs over the roof is what needs cutting.

Do You Need a Permit to Reroof in Beaverton?

Beaverton runs its own building department, on 12725 SW Millikan Way, and enforces the Oregon Residential Specialty Code. Under that code a permit is required for “applying roofing when all of the old roofing is removed, and all new roof sheathing is installed.” No permit is required for “replacing roofing where the weight of the replacement or repair does not exceed 30 percent of the roof’s required live load design capacity and is not required to be fire resistant.”

One catch specific to this side of the metro: Beaverton is in Washington County, not Multnomah, and plenty of homes with a Beaverton mailing address sit outside the city limit in unincorporated Washington County, where the county issues the permits instead. We check which of the two applies to your address before quoting. The city permit counter is on 503-526-2493.

Beaverton Neighborhoods We Cover

Beaverton runs eleven Neighborhood Association Committees and we work across them: Central Beaverton, South Beaverton, West Beaverton, Five Oaks / Triple Creek, Greenway, Highland, Sexton Mountain, Vose, West Slope, Neighbors Southwest and Denney Whitford / Raleigh West.

Beaverton Roofing Questions We Get Asked

Do I need a permit to reroof in Beaverton?

For a full tear-off with new sheathing, yes. For a lighter replacement or repair, where the weight does not exceed 30 percent of the roof’s required live load design capacity and fire resistance is not required, no. Beaverton’s permit counter is on 503-526-2493.

Which county am I in, and does it change anything?

Beaverton is in Washington County, not Multnomah. It matters because a Beaverton mailing address does not guarantee you are inside the city limit; homes in unincorporated Washington County permit through the county rather than the city. We check your address before we quote so the permit goes to the right office.

Does less rain mean my roof lasts longer?

Not really. Beaverton gets fewer inches than the east side, but they arrive spread across most of the year rather than in heavy bursts. Roofs here age from constant damp, and a slow leak in that pattern can run for months before anyone notices a stain.

Why does the moss keep coming back on my roof?

Because you cleaned the roof and left it standing in the same spot. OSU Extension’s line is that the environment has to change. Beaverton’s rainfall total is lower than the east side but it is spread thinner, so roofs here stay damp longer than the number suggests, and shade decides the rest.

When is the best time of year to reroof in Beaverton?

July and August, at roughly half an inch of rain against six and a half in December. We work through the rest of the year too, since a roof needs a dry window rather than a dry season and the west side gets plenty of those.

What does a new roof cost in Beaverton?

Squares, pitch, layers and material. Beaverton adds one wrinkle worth knowing about: if your address turns out to sit in unincorporated Washington County, the permit and its fee come from the county rather than the city. We settle that before quoting so the number does not move on you later.

Do you do residential and commercial roofs in Beaverton?

Both. Residential repair, replacement and new installation, plus flat and low-slope commercial roofing for businesses across the west side.

Are you licensed and insured?

Oregon CCB#214272 and Washington FOXRORC743JT, bonded and insured, ShingleMaster certified. We are based in Gresham and cross the metro for west side work, which changes our drive and nothing else.
